Exceptions to this obligation are:

Office buildings where the office function occupies less than 50% of the total usable area.

Buildings with an office area of less than 100 m².

Monuments, as referred to in the Monuments Act or in provincial or municipal monument regulations.

Temporary office buildings that are used for no longer than two years.

Office buildings that are expropriated or purchased within two years under the Expropriation Act.

Office buildings that do not use energy to regulate the indoor climate.

When the measures required to achieve energy label C have a payback period of more than ten years, implementing measures with a payback period of up to ten years, along with the corresponding energy label, is sufficient. citeturn0search1
If an office building does not comply with this requirement, it may no longer be used as an office as of January 1, 2023. Municipalities are responsible for monitoring and enforcing these regulations. citeturn0search0
